Where it started

Cleaning runs
in the family.

I grew up in the janitorial business.

My family owned and operated Jim’s Janitorial for more than 30 years. One of my earliest memories is being carried through buildings while my family worked, holding bathroom doors open from my carrier.

As I got older, I started doing the work myself. I learned commercial cleaning the way a lot of family businesses teach it: by showing up, doing the job, learning what works, and eventually being trusted with more responsibility.

Over time I became a supervisor and learned how to keep accounts running consistently. That experience stayed with me even when my career took me in other directions.

More than cleaning

I learned buildings
from more than one side.

Later, I worked in construction and plumbing and helped operate a construction business. That gave me a different way of looking at the properties I work in.

I don’t just see a restroom that needs cleaning. I notice the loose toilet seat.

I don’t just wipe around a door. I notice when the handle is coming loose or the closer isn’t working properly.

I don’t just empty the trash and leave.

I pay attention to the building.

Commercial cleaning is what 805 does. I can also handle certain minor repairs by request. If I notice something outside the cleaning scope, I’ll bring it to your attention instead of walking past it.

805 Janitorial Service is new.

isn’t.
Back to where I started

Now I’m building
my own.

After years working in operations, construction and service businesses, I decided to build my own janitorial company here in the Conejo Valley.

I’m intentionally starting small. During our launch, I personally walk your property, write your quote, perform the initial reset and handle the recurring cleaning. The person making promises during the walkthrough is the same person responsible for keeping them.

I walk it. I quote it. I reset it. I maintain it.

You get the owner.

As 805 grows, that may eventually mean adding employees. The person may eventually change. The standard doesn’t.

Every account starts with a defined scope, an established cleaning baseline and a clear understanding of what the finished building should look like.

Why 805 exists

Commercial cleaning
should be straightforward.

I believe the basics matter more than complicated promises.

  • Show up when you’re supposed to.
  • Know the building.
  • Pay attention.
  • Communicate when something needs attention.
  • Don’t rush past the details.
  • Don’t make the customer manage the cleaning company.

That’s the company I’m building.

Get it right.
Keep it right.

Let’s talk about your building

Let me take a look
at your space.

Tell me what you’re currently doing for cleaning, what’s working, and what isn’t.

I’ll walk the property with you, understand what the building needs, and give you a straightforward scope and quote.
